ICSC Las Vegas has come & gone!

For about 10 years, I was a card carrying member of International Convention of Shopping Center (ICSC).  And, every year that I was a member, I'd spend the $300 to $400 per convention to attend the full convention.  Well, since I live & work in Las Vegas, I thought, Why not?

And, every year, I'd attend the seminars, work the booth & roam the halls meeting & greeting various other potential clients at their booths in a search for the elusive tenant, developer or buyer who'd be interested in investing in a Las Vegas property; develop some Las Vegas land; or buy a Las Vegas Shopping Center.

Most of the people I'd meet were cheerful & friendly; a lot "already had their plans" in place; or/and "weren't interested in Las Vegas."

And, I remember one developer telling me they would never develop in Las Vegas because of it's gambling. (What? "I'm Shocked!  Shocked to find gambling in this city!")

Now, that concerned me because my immediate thought was: 'if you are NOT interested in buying or developing in Las Vegas, why are you attending the Las Vegas convention?'

Anyway, after about 10 years of attending, I decided to NOT attend anymore.

Now, there were various parties being thrown by various attendees that I did get to go to.  But, even there, the attendees seemed more interested in the allure of Las Vegas Gambling and Partying that striking up a meaningful conversation with them was at best difficult.

Since I live and work in Las Vegas, this party all night or into forever attitude was never something I was attracted to.

I just wanted to help some one acquire a Las Vegas property as a tenant, developer or investment.

That never happened.

Now, I do realize that a lot of deals are done way, way before clients ever step off the plane and onto the tarmac.

But, even in following up, these attendees I believe most likely couldn't remember their time here.

So, after having skipped the last 10


ICSC conventions, I have found that I am truly better off NOT having attended.

During my time when I did attend, I still have contact with only one potential client who still tells me they are interested in Las Vegas -- but not at this time.

Sound familiar?

So, instead of attending ICSC, I will continue to work my telephone, email clients, and reach out to whoever contacts me from around the globe.  I believe sooner than later, my efforts will bear more fruit than if I had been attending every ICSC convention in the last 10 years.

Anyone know what you can do with a Shuttered Prison?

When I first read this, I thought:
Why not convert it into an office?
Then, I remembered, offices are losing traction because computers are taking over most office work functions.

Then, I thought:
Why not turn them into schools?
Well, I already proposed that vacant malls be schools because the conversion would cost less in the long run.  Besides, a prison as a school?  Most children already consider schools like they're prisons.

So, what do you do?




As this news story from the Las Vegas Review Journal indicates, there is not much interest in anyone acquiring a former prison.

So, that leaves me with the only suggestion that I think will work long term.

Tear it down.  And leave the vacant lot as a garden park.

The one potential bidder in the below story thinks turning it into a theme park would work.

Oh, well.

Well, Caesar's had to have had a way to pay for their Bankruptcy!

When I first heard this, that's what I thought.

Caesar's Entertainment just completed their bankruptcy and since it cost them tens if not hundreds of millions in attorneys fees, I knew that, that cost would be passed on to their visitors somehow.

Well, that's not the official standing, anyway.
The Caesar bosses are proclaiming better WiFi service in the rooms, maintaining passes to their property's fitness center, and a whole lot of other gobble-gook.

But, the fees are here to stay -- and they will charge them for as long as visitors continue to book and stay at their properties and are willing to fork over their hard earned money.

Anyway, the other sad note is that even Free Parking at Resort Properties is a thing of the past, too!
Now, if you are staying at the property there is a discount. But, that varies property to property.

Years ago, when I first moved to Las Vegas, I took a part-time job as a taxi driver -- to get familiar with the city and 'Strip!'  And, once picked up a lady at a casino and drove her to the airport.

Along the way, as we were talking, she said (paraphrasing here) that she remembered when Las Vegas was eloquent.  She said, Las Vegas had turned into a K-Mart.  When she first came to Las Vegas years ago, it was a different time; a time when people dressed up to go down to the casino just to gamble.



I asked: why did she think it changed so much?  What she said next, I will remember this for the rest of my life.

She said, Las Vegas changed when the casinos were bought up by corporations.  She said when the 'mob' ran Vegas, they made sure you got a meal and freebies to remember your visit.  Now, she continued, everything is a profit center.

And she laughed, even housekeeping.

As I sit here today, I ponder her statement. and ask myself, How are they going to make money through housekeeping?

Oh, that's right!  In the future -- near or far -- prepare yourself for a Resort to charge a "Housekeeping Fee."

If I ever run for President, I will run as a Republican because they believe everything that Fox News tells them.

To me, it is astonishing to realize just how uninformed the majority of US Voters truly are.

In 1998, Donald Trump said, "If I ever run for President, I will run as a Republican because they believe everything that Fox News tells them."

Unfortunately, Don was correct.

In the 2016 Presidential election, out of all the US Counties, Don won 3,100 plus! (I still don't know why these county residents were swayed by the Trump/Bannon hateful rhetoric.)



But, what most people don't realize is that counties Trump won in the US election are the lowest producing economic counties in the US.  The one lone exception that stands out to me is: Maricopa County, AZ.

The sad thing is, Clinton carried the counties, that combined, make up 64% of the US GNP.  Which means that the 57 Counties who voted for Hillary Clinton are more prosperous than all the of counties that Trump won.

This leads me to know that if a county is that prosperous, and they supply so much economic value to the country, why don't the other counties that are poorer, follow their lead?

I realize that most can't do what most of the more prosperous counties do.

And I believe that the reason is, they don't look beyond their horizon.  They don't see the forest for the trees.  They keep doing the same thing over and over, expecting a different result.

They (foolishly) believed that an arrogant, narcissistic man who said he will bring their jobs back, when in fact 60%+/- of those "lost" jobs (since 1979) never, ever left the country in the first place. (Automation was cheaper for the factory than the human.)

But, instead of re-tooling; instead of looking ahead; these (now old) factory workers longed for their widget making job back.  (Massive mistake.)

So, if 50 counties have more economic power than all of the counties that Trump won, why don't those 3,100+ county leaders do something about it.

Could it be even the leaders of those counties can't get out of their own way?

The bottom-line is:

Trump is NOT going to bring back any of those lost jobs.
Trump will waste money building a "wall" along the southern border when in reality, it is not necessary.  (90% of Illegal Immigrants overstay their visas.  They don't stupidly attempt to cross 100's of miles of open desert.  It is a deadly thing to attempt. I don't care what the Reality TV shows indicate.)

Trump WILL increase the US National Debt by doing things that cost money, without a means or way to pay for them.

Sure.  Trump can cancel overpaying for a new plane; Trump can sign lots of 'Executive Orders' banning Muslims from entering the country (Out of ALL the Muslim nations, he selected the 7 nations where he doesn't currently have a business or operating hotel interest.)

Yet, Trump doesn't know how to play well with others.  Leaks from the White House indicate there is a pending massive exodus waiting to happen.  (And, he has only been President two weeks!)

You can only invalidate some so much before they lose respect for you as a person and/or leader.

(Trump, I believe, thought being President amounted to him just issuing orders; and Congress goose stepping along with those orders without questioning him.)

Sooner or later, (I hope sooner) the non college educated voter will realize just how stupidly they were selecting the man with the big mouth spewing hateful rhetoric.

And I hope and pray somewhere within the walls of Congress, an impeachment process is lingering.

If Obama had tried to do any of this stuff that Trump is trying to do, the GOP would already have begun the impeachment process.

Democracy was never intended to be efficient!

Trump in over his head in Deep Muddy Waters, Swimming with Sharks and He doesn't know it.

Yesterday, after just reading about the press debacle Trump held at Trump Towers, I made the decision that I was correct about Trump all along.  I don't think he is going to last 4 years as president.

Now, why do I think that?

Well, Trump is a businessman who is used to telling people what to do, when to do it, and if it goes wrong, it's their fault it didn't get done.

He claims to be a great negotiator.  But, I didn't see any of that yesterday -- at all.  If he had properly prepared for the press conference, I think it would have negotiated a smoother result.  He would have negotiated his way around and/or through the tough questions.  But, as they asked questions he didn't want to even hear, he got more, and more bombastic and accusatory.

And, as David Gergen explains here: http://www.cnn.com/2017/01/11/opinions/donald-trump-news-conference-gergen/index.html "But, as he so often does, he started shooting wildly at the wrong targets.  Once again, he attacked the intelligence community -- this time for leaking the memos to the press."

What Trump is doing is trying to blame the FBI, CIA, NSA, and other Intelligence Agency's for something that they didn't do.

He is trying to convince the weak minded Non College Educated person that the reason for all the fake news is the Agency's fault.  Why?  Because as a businessman, he could do that and get away with it.

Unfortunately, for Donald Trump, that doesn't work when you are President.  As Harry Truman once pointed out: 'The Buck Stops Here.'

Now, for years, Trump was instigating the 'Birther Movement."  And, it was recently disclosed that Trump truly didn't believe that Obama wasn't born in the US!  But, because it got so much air time on the media, his false statement received so much traction.  So, he continued with it -- until during the campaign, he finally admitted that Obama was born in the US.

And, all along, President Barack Obama took the insult and racist abuse -- well -- like a President!

Now that the shoe is on the other foot, Trump is bombastically claiming he is the victim!

The way I see it, I get the feeling that (maybe, allegedly) Trump himself might be behind all of this.  He is media savvy, as I have seen and heard.  But, the leaking that he is accusing others of doing, could it have been done by him or his aides?  I don't know.  But, I get the feeling something isn't quite right with all of this because I sense Trump protests too much!

Now, only Trump knows for sure whether or not he was in Moscow (as claimed) and being entertained by Russian Prostitutes giving each other "Golden Showers?"  (I am a germ-a-phoebe, too, folks.  So, Golden Showers are never, ever in my sex life, either.)

But, I digress.  So, back to the Government intelligence agencies.

These agencies do have a strong history of never, ever disclosing anything public about any investigation.  It doesn't serve them well if they do.  They wait until court when they are then required to disclose the evidence that they have.

(For example: If you have evidence about a crime being investigated by the FBI, they will listen to you politely.  Most likely they will take good notes or record the session. When you have given to them what you know, they in turn will say,  "We'll take it under advisement."

They never, ever disclose -- as TV shows make them seem like they do -- any evidence they know or have on any case they are working on.  It just doesn't happen.

But, Trump believes that the non College Educated will believe him because he told them to believe him.  And, if they don't, well, it's their fault!

Not all Casinos will make money; nor are they a good idea!

Usually, when a 'Want-to-be Casino owner' comes to town, and they acquire a 'casino property' for the "it's a good price" reason, I become very skeptical about them.

The reason is that just after closing, they finally come to the realization that they bought the wrong property in the wrong location for more than it is worth!

This happened in Atlantic City, too!  Buyers of Casinos there -- with very little knowledge about the casino business in general -- were claiming they were able to buy a casino 'for the right price' and then for some strange reason, just after closing the sale, they found that they weren't making any money.  And, the cost to run the casino was much higher than they anticipated.

Just so everyone knows: Not all casinos are going to make money.

It is well known that Atlantic City's casino problem has been compounded by that fact that local casinos in states surrounding Atlantic City were the primary reason for Atlantic City's casino demise.

In Las Vegas, there is only one area where you will be spending Billion$ for a property; and will have to in turn invest more Billion$ to bring the property back up to tourist standard to attract them to your property.  (But, most buyers believe that just by putting paint and carpet in will suffice -- when it doesn't.)

Even in the State of Nevada, there are examples of casino properties that have been hurt by California casinos.  Take Laughlin, NV for example.

Now, are there resort casinos worth acquiring? Of course!

Right now, there are properties worth buying.  You just have to have the Billion$ to be able to acquire them.  You have to have the capacity to close, and, you will have to re-invest money into bringing them back up to date!

Recently, a motel owner asked me to meet him because he wants me to help him to turn his (poorly located) motel into a high rise resort casino.  I told him there is a severe lack of funding for high rise projects.  He wasn't convinced that I was telling the truth.  (I hate when that happens.)  So, he is moving ahead.

So sad.  Because he is going to invest thousands into architectural fees and permits to find he has an expensive time restricted county approval with no ready and willing buyers lined up -- because the banks foolishly fell for the first wave of condo/hotel tower ownership, and lost big time on it.  It was all a waste of money.

Trump Can NOT save 3.5 Million jobs!

I was going to title this blog posting: "Stupid White Americans" -- But, I deemed that as politically incorrect,  So, how about: "Non-College Educated White Americans"  Is that better?  Or, would you rather be called "Deplorable?"

Anyway, Donald Trump ran for president on a platform of: "We're going to bring those jobs back!"

The problem is: most job losses since 1979 were to automation -- NOT a foreign country.  Now, since Hillary didn't combat this during the campaign with knowledge, the Trump hype succeeded in fooling these non-college educated white Americans into voting for him.

And, this reminded me of what Mark Twain once said: 'It's easier to fool someone; then, to unfool them.'

So, congratulations to the "Stupid" white Americans!

Now, listen up, Stupid Americans!  I think the following is important.  I received this today in an email. And, Susan Phillips makes a very good point:

So, that widget making job you lost to a machine is NOT coming back.  (The robot does it much, much better, quicker and for so much less per hour than you ever would work for.) 

But, there is something you can do about other company's attempts at automation.  And, try using your brain this time and NOT partake in those industries that are gearing up to take more humans out of other jobs!

Retail Big Box Stores are Dying!

With that said, I have no hard proof of this.

This was just my observation as in being an: "Observing Participant"  ...or is it: "Participating Observant?"

Anyway, my wife has a "Hospitality, Interior Design Industry Award" dinner she and her business partner need to attend this coming week,  And, she had gone through all of her formal dresses and declared she "had nothing to wear."

So, being the thoughtful, caring husband I think I am, I offered to go with her to 'help' her select an appropriate dress for the evening.

We did go to all of the known national brand woman's clothing stores and right after exiting the 3rd one, I got the feeling that what my wife was looking for, she was never going to find in a 'dress shop' as she called them.

Well, after several more store searches -- including a bridal shop that we stopped at just by chance to see if any of the 'brides maid dresses on the 'clearance rack' would suffice, I was doing my usual looking around when I realized that most (I am being kind here) 'looked' as well stocked with items as a thrift store.  Seriously!

As I wandered over across an aisle from where my wife was thumbing through the hoard of dress styles and patterns, etc., I browsed a section of coffee mugs. (I needed the break of trying to see through the bizarre array of dresses and dress patterns to get my brain back in order.

Anyway, as I was looking at the various coffee mugs with the various (attempted) inspirational sayings and slogans -- and 'Star Wars' characters on them, (I like the Darth Vader emotions one), it finally hit me that these national brand stores are only selling junk, just like the thrift stores!

Seriously, junk clothes, junk coffee mugs, candle holders, trays, pots and pans -- you get my drift.

It is no wonder that retail malls and large shopping centers are failing -- they are losing tenants and clients quicker than they can re-lease the space.

And i think the reason is quite evident.  It is like our daughter said: she doesn't like going to malls or retail stores because she said she always finds what she is looking for -- on the Internet,

And, sadly, add to this that the selves of products and clothing racks are so over-picked by the store customers that the store doesn't have enough employees to follow-up behind them to ensure the store remains neat and tidy for appearance sake.

So, by the end of the 'shopping spree,' I was severely mentally overloaded.  No wonder I dislike shopping so much.

Toward the end, I suggested to my wife, we would probably have better luck finding a dress she could wear at a thrift store.  She replied: I am not plus sized!

"Don't Vote Trump!" says a former Casino Executive.

I wish this had been published earlier.  I would have loved to present this a few weeks or even a month ago.

But a former Casino executive who managed Trump Plaza in Atlantic City while Harrah's was in a partnership with Trump claims that Trump is truly NOT fit to be US President.

Trump is only running for US President to launch his Trump TV Channel!!!!

Ever since April, 2016 -- when my client stated that Trump was just filming a Reality TV show -- I have had this underling gut feeling that Trump hijacked this year's presidential election from the Republican Party, to launch something that was of benefit only to him.

I have been saying all summer, something is NOT right about Trump's run for President.  No one can say such hateful rhetoric and continue on with this fight -- unless he has an underlining motive.

And, now I know what that odd feeling was referring to.

Trump is only running for US President just to launch his own TV Network.

I know, I know. I sound off my rocker.

But, this CNN report actually confirms my suspicion.

Update! Las Vegas Resorts, Hospitality, Gaming & Restaurant Properties!

Is Trump Filming a Reality TV show?

With his latest antics and comments during the 2016 presidential election - and the fact that we are within  30 days of voting, I have been re-thinking a comment a client said to me back in May, 2016.

He said: 'Trump is just filming a Reality TV Show!'

Now, I believe the client was Johnny on the spot.  Back in May, I retorted that no way anyone could  hijack a political party; say such god awful hateful things, and expect the American Voter to follow in goose step behind him.

Now, I need to call the client and ask if he had any insider information.

Anyway, while researching for any proof of this, I found this article from a news paper where Trump said he didn't care if he lost the election.

So, draw your own conclusions.  A very competitive guy is currently resigned to losing; he has said some hateful things about women, Blacks, Hispanics and is within 30 days of the election of the next US President?

Presidential Election history shows, that candidates who were trailing in the polls within 30 days of the election, in the 30 percentile, do loose the election.  Trump is polling in the 30's with less than 30 days to go.

Last May, 2016, I didn't want to buy into the fact that Trump was trying on purpose to lose.  But, now, I am convinced Trump was never, ever a serious candidate about being president.

But, he knows he didn't waste his money.  He invested in a reality TV Show about running for US President.  Should get high, high ratings and Trump will earn his money back.

However, I won't be watching.

Trump's hateful rhetoric has caused an American client investor to stand down on investing!

Wow!

I couldn't believe what the investor was saying to me.  I did take a slight beating on LinkedIn with Trump supporters spewing condescending comments about the post I put up about foreign investors withholding investment in the US until after the US General Election.

However, this morning, when my telephone rang and I noticed it was from one of my American clients/investors -- who owns several neighborhood retail properties in Las Vegas, NV -- I was happy he was finally responding to the property information I had sent him last week.  I was hoping he was instructing me to draft an offer.

Unfortunately, his first words were like a needle popping a balloon: 'he is not going to buy or sell until after the election.'

His reason: Trump is being too hateful and alienating too many people.  He thinks that if Trump wins, it is going to send the markets into a spiral down fall.  He says he is hoping for the best.

Sigh!

So, to you LinkedIn members who think that we don't need foreign investors, guess what, the American investors -- from my point of view -- are wary of Trump, too!

So, I began to wonder: If the polls are showing a close presidential race, just who exactly is supporting Trump.  Well, CNN had an answer.

The problem with this story is that non-college educated whites want something that is never ever going to come back ever again.

High paying jobs are now in the Asian rim.  A white male working at +/-$20 an hour is never going to happen in the US ever again.

And it wasn't the government that sent those jobs oversea.  So, stop blaming the government for you losing your job.  Because, it was your actions that resulted in you being unemployed. Yes. The non-college educated, white male who wouldn't work for less an hour.

The government didn't order your former company or its CEO to move your job.  The CEO found workers that would work for far much less than you.  And, that was in the Asian Rim.

So, supporting a hateful rhetoric spewing man -- who also has products manufactured in the Asian Rim -- is NOT going to be able to bring those jobs back.

Trump maybe a businessman; he maybe a billionaire (I'll believe that when I see his disclosed tax returns.); He may even be a nice guy (away from the cameras); but I know he is not going to be able to do any of the things he is promising you.

So, I realize there is only a choice between two evils: Crooked Donald or Crooked Hillary.

I am going to choose Hillary.

(And the reason is: no investor has said to me that they weren't going to invest (buy/sell) real estate in the US if Hillary is elected President.)

Poker Pro faces Felony Charges about Casino Debt

Years ago, when I first met the Retired Casino Owner/Manager who I am very good friends with today, he said to me at lunch one day that most Poker Professionals lose money playing poker.

I was astonished because of how they are portrayed on TV.  You win a million dollars, you should be set for a long time.

But, he continued by saying that a poker player needs to win 51% ALL of the time to make any money.  And, he said that like 90% never, ever win anything if they win anything at all.

So, even though this Professional Poker Player had won millions of $$$'s in tournaments through the years, he has lost millions of $$$'s more.

Which means, he loses more than he ever wins, thus his inability to repay the markers.

So, when I saw this article today, I wasn't surprised that this poker player is being charged with writing bad checks.

And, as it states in the article, when a casino issues you credit, under Nevada Law, you are technically writing a check to the casino even though it is referred to as a "Marker."

The casino issues the marker as if you have the amount of the marker in your bank account.  Fortunately, they will give you a set time to repay them -- if you lose.  (If you win, all is forgiven.)

Unfortunately, for this Professional Poker Player, he understood this when he signed the marker,  But, he truly didn't have the money to pay them back.  So, the Wynn Resort -- using the Nevada bad check writing law -- is charging him with writing a bad check.

Everyone understands that the House never loses, correct?

With that in mind, my advise to you who think you have a system to win at any casino: Don't sign for a marker unless you know that you have the ability to wire the money to the casino when you lose.

Oh, I have a better system for beating the house in Nevada: and it is a better way of "winning."
Buy a NNN income property.

Then, the checks issued to you have your name on them as the payee; and the tenant is the one paying you money on a monthly basis.

Now, that's a sure fire way of a Win! Win!

That is why I have been so vocal about young athletes acquiring a CRE NNN property early in their careers so that they will have an income producing asset to fall back on for monthly income once the lay-off or employment termination comes.

Trump's Ignorance of International Trade Just Cost Me Another Potential Transaction!

It has become a theme that won't go away.

And the reason it won't go away is that most White middle-aged American Republicans are prime for Donald Trump's hateful, bullying rhetoric.

They swallow his message without even giving it a second thought.

For your information, China has NOT raped America!

China didn't twist any arms; China didn't even do anything illegal.  They just had a large pool of people willing to work cheaper than American workers were.

So, if anyone is to blame for China becoming the world leader in manufacturing, it is: wait for it: White, Middle-aged American Republicans!

Too close to home to place the blame?

Oh, well.  If Americans were more willing to work at less money, then the CEO's wouldn't have moved the jobs to China.

And, Congress is also responsible for this debacle.  They reduced the import tax/fees on goods manufactured outside the US.  This was done so White Middle-aged Americans could buy the cheaply made Chinese goods at low, low prices, too!

So, don't like China having all those Jobs?  Well, you know what you have to do to get them back, right?

Unfortunately, that is not going to happen.  Americans won't work for almost free.  And, Americans do care about the air they breathe -- even though they say they don't like the EPA regulations; and, obviously, they care about the water they drink; and the food they eat.

So, Mr Trump, insulting China is idiocy.  Bullying other presidential candidates can be viewed as one thing; but bullying an entire nation or a major religious faction is NOT presidential.

The Real Estate Mortgage Payoff!

Okay.

I am going to get a little too personal in this blog.  I try to NOT talk about myself here.  (There are so many other "things" that are way more interesting then me.)

It's not going to be TMI.  Since, I am not a celebrity or even a 'want-to-be,' there will be no naked pictures.  (My 60 year old body would break the camera.)

Anyway, I have a bone to pick with a mortgage servicing company.

My wife and I took out an Equity Line of Credit ten years ago just in case there were any exceedingly expensive expenses we may encounter during our home ownership stay.

Now that the initial ten years has passed, and our loan is now a 15/15 loan, we have decided to just pay it off.

But, since I deal with lots and lots of real estate investors -- some that I have talked to offered to buy my loan and then I could pay them off!

Sounds good, right?

Anyway, I know the trick to mortgages and since I did help one client to do just this, they have "owed" me ever since.

You see, I know that the mortgage servicing company that "took over my loan" actually "acquired"  my loan from Goldman Sachs "at a very steep discount."

Now, they are trying to convince me to make monthly payments to them for the full loan amount that we currently owe.

So, I said to myself: Self! Since this mortgage servicing company didn't pay full price when they acquired my loan, why don't I just offer them a reduced payoff?.  Then, they would just re-convey the loan to me!  Since they paid less than half of what I owe to buy my loan, I think it is more than fair that I pay them slightly more than what they paid and we can call it even.

Logical, right?!

The mortgage telephone lady said, "I couldn't do that" because "I owe almost $40,000.00."
I told her to have someone from their company who had the authority to say yes, call me.  Once agreed, I would set up a wire transfer between my bank and their bank and we could call it a day.

Hopefully, this works.

I will have to keep you posted.  No calls yet...

Athletes bilked out of Millions!

My first question is: How does this happen?
My second question is: How do I convince these very same athletes that placing so much of their money with a money manager is NOT a good thing to do!

I know, I know, I am talking to the wall.

The few celebrity athletes that I know, do know other athletes; and they have a frat type aura that they help and/or recommend these supposed ethical money managers to each other.

Unfortunately, they should be more like the Jamal Mashburn type of athlete.  He took charge of his money; he invested in long term CRE properties; and he is one of the "former" athletes that is truly a success story.  And, Keyshawn Johnson is another.

What did Jamal do?  Well, he went out and through his retirement years bought something like 80 NNN properties with national credit tenants paying him a nice monthly income.  And, his property expenses are paid by the tenant.

Excellent Job, Jamal!  Hope you see this and contact me about Nevada NNN Properties!

What, don't believe me when I say Jamal has built a wealth worthy of everyone's envy?  Why don't you take a look for yourself, then?!

Now, if only these "bilked" athletes had been interested in Net Investment property just like Jamal rather than playing like they were wealthy.  Instead of depending solely on a "recommended" money manager, they could have contacted me and I would have (possibly) diverted such potential loss into long term financial gain.  And, it might have looked something like Jamal had done years earlier.

Then, again, I might as well hit my head against the wall.
For one: I would have saved my breath; and two: I'd have done less talking...

More importantly, it might draw more attention to me and a very important post career message.

History shows businessmen make bad U.S. Presidents

Every once in a while, some one, somewhere comes up with the idea that the President of the United States should be a businessman.  Well, it's not anything new.

There have been several Presidents that have been businessmen; and as this article outlines, they have turned out to be some of the worst Presidents in the history of the US.

Now, when a businessmen runs for President of the United States, they usually stand on the platform of their business accomplishments.  They pontificate how they -- as a successful businessman -- can get "things" done.

What they forget is that in order to get anything done in Washington, D.C. or even passed by Congress is: you need tact and tenacity.

However, most businessmen have tenacity.  It's essential to their job.  But, the lack of tact is what usually dooms them as President.

A lot of my fellow real estate broker colleagues criticize Obama.  They think he has been the worst president ever.

But what I see is a man who has a tremendous amount of tact and tenacity.  Even if you disagree with Obama's politics, Obama did get things done -- even though he was slowed by a do nothing Congress.

And, that in itself was a helpful element to Obama's success.  The reason is, when Congress does nothing, the business environment is supposed to improve.  Obama did take over the office at one of the worst possible times.

The World economy was in a deep recession -- maybe even a depression. (I will let the economic scholars decide.)

But, even while being criticized heavily from both sides of every issue, Obama maintained his tact and tenacity.  He was able to accomplish more than I thought he would.

While searching the internet for businessmen that were elected US President, I found this article.   Here a retired military officer/physician did some research and points out that every businessman who was elected US President, turned out to be a bad President.
