Simply for the Benefit of Building a Hotel in Moscow

With the "surprise" results of the 2016 Presidential Election, I don't think - looking back -- anything would have changed,

Trump made promises that, at the time, I knew he wasn't going to keep.

"Make America Great Again!" Great slogan!

But his promises to the 'non college educated' will ring hollow.  Several news agencies who have had sit down talks with these former factory workers who voted for Trump simply because they felt he was "one of the union guys."  He is going to bring our jobs back, they say.

LOL!

Trump a union guy?  You have to be kidding me!  Bring jobs back?  My question to these former factory workers is: Are you that uninformed?

+/-60% of all jobs lost since 1979 have been to automation!  Those jobs are NOT returning to human workers!  Never, Ever.

And the guy who you think of as a 'Union Guy,' actually refused to pay the union workers when they did work on his bankrupt casinos!  I don't think of Trump as a union guy.  Never will!

So, don't get me started.

And, with the Trump White House calling the media the "enemy of the state" simply because the news media has dug up information revealing Trump (and/or members of his team) have had constant contact with Russian officials throughout the 2016 campaign, that actually bothers me more than it should.

Apparently, Trump is more than desperate to (allegedly) build a luxury hotel in Moscow.  This is the only thing I can think of that would make him as a patriotic American turn his back on his country, his countries allies, and destroy the America way of life as Trump seems to be (allegedly) doing.

I will let you decide whether or not Trump is 'unpatriotic.'

But, wanting to build a hotel in Moscow must be worth more than we can imagine for Trump to put together such a diverse team who all have such close ties to Russia, Russian officials, and Putin.

For one thing, World War II should have taught us that if Europe is divided into individual Republics, it is easier for a more powerful nation to knock them down, one by one, like dominoes.  This is because the neighboring Republics don't want the more powerful nation attacking them.  But, as history has shown, the powerful nation usually attacks without provocation anyway.  (See Germany circa 1939)

But, as a union of united European nations, if the powerful nation attacks one; then, they have attack them all.

And, Putin understands this.  He is all for European Republics being separate nations.
This makes me think that Putin (allegedly) even wants the United States to be 50 individual nations.  You are capable of doing the math.

Also, it is reported that in order to do business in Russia, Putin (allegedly) demands a large portion of that business so he will allow you to do business in Russia.  And, (also allegedly) it has to be given to him.

Just ask any of the Russian Billionaires who refused Putin.  There are stories of them being thrown in prison until they agreed.  (And sadly, some stories say they have even have been killed.)

Its a sad, sad world we live in right now.  Enemies are pretending to be friends; a President is pretending he can lead, and the White House Staff is squirting out the fake news insult phrases when the media contradicts Trump.

I don't know about you, but I find this absolutely annoying.  All it is doing, is helping to divide the United States into the Confederate States once again.

If only the GOP controlled Congress would stand up to the bully at the pulpit.  They could nip this in the butt and right the ship.

So, I ask: Is Donald Trump truly that unpatriotic that he would lead Americans to their demise -- simply for the benefit of building a hotel in Moscow?

Urban vs Rural; OR, Blue vs Red

A couple of weeks ago, I wrote a blog about how 57 counties in the US of A are responsible for 2/3's of the nation's GNP; while 3,182 counties or there about only contribute to 1/3rd of that amount.

This got me thinking about an article I read a long time ago from a Princeton University Professor who said we didn't live in Democrat or Republican Societies; we actually live in Urban and Rural Societies.

I now know this to be more true than ever.

For the most part, Urban societies are about growth, working and living close to each other.  This actually requires Urban Society rules of courtesy and accommodation; whereas, Rural Societies are more about individual strength, living on your own, providing for yourself and family what the land gives.  They are more encouraged by self governing, and not worrying about whether your neighbor is making too much noise at 2 AM.  Rural Society feels that any government regulation is an intrusion upon their lifestyle.  So, they are not going to have any part of it.


Once, while talking to an Urban Planner, he remarked that Urban Society rules will work in a Rural Society Setting just as wells as in the city;  but, he continued, that, Rural Rules would never work in an Urban Society Setting at all.

And, I think that is the reason Rural Society doesn't like or fit into Urban Society -- especially when Urban Society moves too close to Rural -- think Oil and Water.

Let's take for example, this current news story from the Las Vegas Review Journal.  A lot of you will have no idea what or where Blue Diamond is -- except you might think that, that is the name of a Street here in Southern Nevada.

But, a local developer, who acquired +/-2,400 acres on a Mesa in the southwest of the Las Vegas Valley, wants to build single family homes on what was once a Gypsum Mine located on this Mesa; and, the good folks of Blue Diamond, being the proud members of a Rural Society, don't want the influx of traffic, the new homes, and especially -- the number of people who would be using this new development as their place of residence.

That's right.  The current residents of Blue Diamond don't want Urban Society invading (moving into) their Rural Society.

Which is sad, because, with the influx of the new homes, this Rural Society would see the increase the Blue Diamond's revenue, increase in retail spending, newer commercial development, and the ease of expanding their economic output.  Thus, in other words, increasing their profit potential from adding to the County's, State's, and the Countries GNP!

But, because of their 'back off!' attitude; which could easily translate into we don't want your kind, which is mistaken for racial prejudice -- regardless of Who actually moves into the new development, they would forgo the economic improvement to their lives because...well, their Rural Society Lifestyle would have to change -- for the most part.

Now, I am sure that the current residents of Blue Diamond are very, good God fearing, wonderful people.  But, unless they understand that the only way to improve themselves and to improve their lives is to embrace progress, their community will eventually die -- just as other counties in other states where they solely only want their old factory job to be returned to them that in reality is never, ever going to happen.

In an Urban Society, from what I can tell, progress is the way for an Society -- whether Urban or Rural -- to continue to look forward to the  horizon that is directly in front of you.

If you are just looking at what was, and not at what could be, this has and always will lead every Society to ruin.  Just take a look at the numerous ghost towns that failed to see what was coming.

Urban or Rural.  Progress keeps a Society active and economically growing.

My New New Year's Resolutions! Good Riddance 2016!

Making New Year's Resolutions is NOT something I usually do.  I figure it is a waste of my time.

That's not to say, I don't have goals I want to reach.  I do.  I just usually focus on them exclusively.

Goals, such as: two years ago, I had a personal goal to lose 35 lbs.  I finally made that goal -- even though it took me 18 months -- and I have been at that weight ever since.  (I need to reestablish that goal to lose a few more pounds.)

And, twenty-six months ago, I established a professional goal to sell a very large, piece of Las Vegas Gaming/Hotel Real Estate that I know could be acquired.  And, I almost had the goal accomplished when I found a buyer with the financial backing to make the purchase.  I am more than certain that they would have made the acquisition if not for a certain (phony) billionaire's hateful rhetoric while he was running for president.

And since this person's electoral college win, I have noticed a dramatic change in what people are posting to and replying to on LinkedIn.  There is so much hate being spewed on this site -- racial hate being focused on one particular person because of -- well if you are being honest -- his skin color.

From what I can tell, LinkedIn has digressed from what it was when it first started, and has devolved into a Facebook, Instagram site.  And, even other LinkedIn members have mentioned that postings and replies to postings in fact shouldn't be on a business web site like this.

Sure.  I have fallen for the bait, too.  But my main goal while being a member of LinkedIn was and has always been: helping a fellow business persons/companies acquire Las Vegas CRE Property.

Now, I did make some connections while I have been a LinkedIn member that I will most likely keep in my contacts forever.  But, going back over the actual closed deals I have made through the years, none of those closed deals could be traced back to any connection made while being a member of LinkedIn.

And, with that said, I think I will follow my wife's move that she made a few years ago: when she deleted her LinkedIn account.

At the time, my wife said, "LinkedIn wasn't getting her any business;" and she found it "a waste of time."

Recently, with the aforementioned racial hatred being posted on LinkedIn, I am inclined to agree with her.  And since LinkedIn is rapidly becoming a racial hatred site, I don't want any part of it anymore.

I do blame Don for this sudden change in racial tension.  I do blame Don's hateful rhetoric for killing my large deal.  And, I blame his Electoral College win of the presidency on this, too.

And, more recently, I've noticed that LinkedIn members -- who do have a lot more education than most of the Non-College Educated Americans who voted for Don -- are now reciting the same hateful rhetoric as if it is now okay to come out of the racial prejudice closet.

So, what's left for me?  Well, I need to make a new New Year's Resolution!

Since most of my deals have come from my own hard work; and, they were never, ever reliant on a business web site, I am probably going to do what I should have done a long time ago: follow my wife's lead.  (She is a lot smarter than I am.)

So, my new New Year's Resolution is: By years end, I will have most likely canceled / deleted my LinkedIn account.  (I would do it sooner, but I want to see what the posting/replies will be to this post.) (Curiosity killed the cat, right?)

Why cancel?  Because being a member of LinkedIn hasn't made me any money at all.

The Sunset on Trump's Presidency can't get here quick enough!

If you have driven from Southern California to Las Vegas, Nevada along I-15 in the last 6 months or so -- or you will be traveling to Las Vegas on this route before May, 2018 -- as you drive between the Gold Strike Casino in Jean, NV and the M Resort, in Henderson, NV you would have or will see off to the east the renowned Swiss Artist Ugo Rondinone's colorful large-scale, public artwork 'Seven Magic Mountains' -- which is on a two-year exhibition located along this interstate freeway.


We drove out there on Saturday and was surprised by the number of visitors to this site.  Most, obviously, were international tourists. (One even asked me to take a picture of their family with the Exhibit in the background for them.)

While there, I started to think that this colorful display was at first interesting to see.  It was something different.  But, after a short while, and it being late in the day rapidly becoming evening, I looked west to get a glimpse of the sunset. It was truly beautiful even though the temperature was rapidly dropping.  (This is a desert of course.)


Then, I thought, this seems like Trump's presidential campaign: nice and colorful while being brightly lit in the light of day, but cold and dusty as the spotlight was fading.

And with Trump insisting there was election day fraud and that he would have won the popular vote if not for the election rigging, I challenge Trump to order recounts in every state, to prove to me, he wasn't behind any election rigging in the first place.

(Me thinks you protest too much!)

I say this because since I am the recipient of a client bailing on acquiring a large real estate sale that would have earned me +/-$5 Million because Trump may/may not win the Electoral College vote December 19th, I think I am entitled.

Which leads me to: I can't wait for this Trump's presidency flim-flam to end quick enough.

An example of how Trump would be as an International Diplomat!

With Trump's (supposed) win of this year's US Presidential Election, I stand to lose more than $5 Million in CRE commissions that I would have earned if Tump lost.  (Well, he lost the popular vote but is still considered the winner because of the upcoming electoral college vote.)

With that said, I have no love for Donald J Trump ascending to the US Presidency at all.  (He's already cost me money and he isn't even sworn in yet.)

Just after the election, I was approached by a relative who said that I should at least give Trump a chance.  OK.  Chance is over.

Then, this morning, I see this article in the Las Vegas Sun about Trump's Scotland Golf Course Resort development.  When Trump being the pushy bully he is caused him to run afoul of some land owners who refused to be bullied into selling their land to Trump, Trump took his bullying to the next step of invalidating them and bullying them even further.  (Nice negotiating practice.)

Now, I don't know about you, but I truly don't think that, that is/was the way to handle this situation.  (Because I am not privy to any details of this; and I am only going by what is reported here, I will assume Trump sucks as a negotiator.)

And, what this article demonstrates to me is: Trump isn't qualified to be US President -- if this is how he "negotiates" deals.

Throughout most of the free world, bullies are viewed as very, very weak people.  Trump has always demonstrated to me that if he doesn't get his way, he will bully you until he does.

(I feel sorry for the Midwestern voters who have fallen victim to Trump's rhetoric. AND, I felt more sorry for the Hillary voters who helped Hillary win the popular election by 2 million plus votes, but (may lose) the elector college vote this coming December 19th.

(I am hoping beyond hope that the electoral college voters will see through Trump's (phony) rhetoric and vote Hillary anyway -- since they are only required by the constitution to vote for one of the top 3 candidates who received popular votes.  For some reason, I keep thinking that (maybe) the sane electoral voters will vote Hillary since she only needs 270 votes to win the presidency.)

Trump is only running for US President to launch his Trump TV Channel!!!!

Ever since April, 2016 -- when my client stated that Trump was just filming a Reality TV show -- I have had this underling gut feeling that Trump hijacked this year's presidential election from the Republican Party, to launch something that was of benefit only to him.

I have been saying all summer, something is NOT right about Trump's run for President.  No one can say such hateful rhetoric and continue on with this fight -- unless he has an underlining motive.

And, now I know what that odd feeling was referring to.

Trump is only running for US President just to launch his own TV Network.

I know, I know. I sound off my rocker.

But, this CNN report actually confirms my suspicion.

Is Trump Filming a Reality TV show?

With his latest antics and comments during the 2016 presidential election - and the fact that we are within  30 days of voting, I have been re-thinking a comment a client said to me back in May, 2016.

He said: 'Trump is just filming a Reality TV Show!'

Now, I believe the client was Johnny on the spot.  Back in May, I retorted that no way anyone could  hijack a political party; say such god awful hateful things, and expect the American Voter to follow in goose step behind him.

Now, I need to call the client and ask if he had any insider information.

Anyway, while researching for any proof of this, I found this article from a news paper where Trump said he didn't care if he lost the election.

So, draw your own conclusions.  A very competitive guy is currently resigned to losing; he has said some hateful things about women, Blacks, Hispanics and is within 30 days of the election of the next US President?

Presidential Election history shows, that candidates who were trailing in the polls within 30 days of the election, in the 30 percentile, do loose the election.  Trump is polling in the 30's with less than 30 days to go.

Last May, 2016, I didn't want to buy into the fact that Trump was trying on purpose to lose.  But, now, I am convinced Trump was never, ever a serious candidate about being president.

But, he knows he didn't waste his money.  He invested in a reality TV Show about running for US President.  Should get high, high ratings and Trump will earn his money back.

However, I won't be watching.

Bullies have been and will always be Weak People

We know the cliche.

The high school quarterback picks on the nerdy student because the nerdy student is "weak" according to the High School Quarterback.

Hey, "nerdy student" do my homework or I will beat you up!

So, sad.

And as a society that is trying to re-educate our children that being a bully is wrong, How, why then do we allow a bully to take the political pulpit and decry the American system of government as "Corrupt" or "Rigged" when 'things' don't go the way they want them to go?

Bullies invalidate people for one reason only: They are weak people.

Men who abuse their wives or significant other are weak; Most people who end up in prison are -- for the most part -- weak.

I even find that gang members are weak.  (They think they are strong when in a collective, but they are just a collective of weak minded individuals.)

(Did I hit a raw never, there?)

Anyway, weak people fear-monger; weak people are prejudice; and weak people bully others when they are in the wrong -- know they are wrong -- and they insult and invalidate others when backed into a corner trapped in their small mindedness.

and, it did for a while give me hope that the one person stopping a foreign buyer client of mine from buying -- and preventing me from making millions -- will (hopefully) lose the general election.

If this one person does win, the US is in for a world of hurt. (My opinion.) 

I have had this discussion with several people who are Trump supporters.  The underlining theme from these people for their support is that Trump will lead us in the right direction. (I know he won't.)

The reason Trump would fail as president is that he still thinks of himself as the high school quarterback who knows how to kick the nerdy kids butt.

What people have forgotten is that the nerdy kid from high school is now, today, the former bullies boss.

And, Trump's problem in this election is....

Oh, wait.  I don't want to say.  It might get back to him.  He would change his course, and win -- which I don't want because it will cost me millions.

Las Vegas CRE with +/-8% Cap Rates are NOT selling! Why?

You know, I believe that anything is possible.  I think it's the optimist in me.  So, when the economy turns and I see deals starting to come along, and they turn to steals, this is when I believe that I can help any investor buy any Las Vegas investment property.

However, the problem I am having today is kind of complicated.

You see, there is an election going on in the US and both candidates are either well liked; or hated.

The sad thing about this is -- since I am subscribed to several property listing services -- I am being barraged with other CRE company's emails claiming that they have SOLD property in surrounding states at such a high price (or low Cap Rate) that right here in Las Vegas, Sellers are struggling to even attract investor's attention at +8% Cap Rates!

I am, after all, more than willing to help a Seller get as much money for their property as long as the Buyer is willing to accept the Seller's price as a great deal (maybe a steal) from acquiring a real estate property.

What confuses me more than anything else is that our +8% Cap Rates are a steal!

Especially when a McDonald's in Southern California sells for a 3.54% Cap Rate!!  OR, a Walgreen's in Arizona Sells for a 5.33% Cap Rate!

I find this not only confusing, BUT unbelievable!  Why would an investor buy such a property at such a high price -- just because it is located in another state?

'You hook them by selling the dream..." former employer selling a get rich quick scheme

Years and years ago, while I was living and working in Los Angeles, CA I worked (very shortly) for a person who was selling success!

Yes, I was young and fell into the trap of getting rich quickly, but I got out just as fast before I invested any money in his scheme. (Good thing for me: I didn't have any.)

Anyway, I saw this today on CNN about democrats living and working in Youngstown, Ohio who have fallen for Trump's scheme.  You know, the one about how he is going to fix the numerous problems that Americans currently have: lack of jobs; desperate about what is in their future.  You know the routine.

While watching this on the Internet, I immediately thought back to the old saying spouted by a person who I shortly worked for.

"You hook them by selling the dream that they can make it rich.  You and I know that most are never, ever going to be rich, but that's what you sell them."

(After realizing the impossibility of his scheme, I exited his employ to his invalidating harassment for a few months that followed.)

And, that's how I felt for these people that were interviewed in this news piece.  They are desperate and are searching for a quick answer to their daily problems.

You see, this town lost their steel industry, and they fully believe that Donald Trump is going to bring that back to Youngstown, OH.

Now, every sane person does realize that as long as the corporate CEO's are making more money by having their industry in a country where they don't care about their environment, that is never going to happen.

What these people -- who have been suckered into thinking this impossible dream -- don't realize, is that Americans are NOT going to work for the low, low wages being offered and accepted in China.

Unfortunately, these middle-aged white people long for a former "better day" where jobs were just down the street. You know just before the steel factory that was ordered by the EPA to stop polluting.

Okay, says the CEO, off to China we go!  (Hey! They stopped polluting!  Well, they stopped polluting here in the US anyway.)

Lastly, the jobs are going to stay in China regardless of who wins the election to occupy The White House.

The reason: Americans want and will always demand clean, drinkable water; clean, breathable air, and to be able to eat non-contaminated food.

And, they will demand to earn a livable wage -- which is higher than what the CEO's are willing to pay.

So, Trump's selling a dream that he will never, ever be able to deliver -- but that is what is most important: Hook them by selling the dream.

No matter who wins the US Presidency, there are good deals in Las Vegas CRE today!

With the US Presidency up for grabs (I truly didn't think Trump would make it this far), there are still a few very good buys in Las Vegas as we sit here today.

However, several out of country "Buyers" keep telling me they want to wait to see "what happens" come November.

It's as if they could care less whether they get a deal on a property or not.  No matter what I recommend on these properties -- they have a horrendous need to wait and see if the US General election voters will pass their litmus test.

Yes, they fear a Trump Presidency.

If I had the money, I would have already bought all of these properties, because I know regardless of who wins, the deal will be in the re-selling of the properties to these very same procrastinators.

So, right now, these Buyers are like, ugh! Trump may win the presidency, Oh, God, No!

But, since I recommend that you buy now while these properties are still at a good price; the buyers  would rather wait to see who wins the presidency to acquire that very same property!  Which will be at a higher price regardless whether Trump or Hillary win!

SO, all you Buyers, you are just killing any chance at acquiring a good property at a good price/deal.

Now, I will tell you all of the STEALS are gone! That window closed a few years ago!

However, the good deals that I am talking about could make you money over the short term (5 years) AND long term (10+years).  You just have to have faith in the future of Las Vegas -- which is still growing!  So, forget about the US presidential race.

Whoever wins, is going to be hated by 50% of the electorate anyway.  And, I have no control over that scenario at all.

So, if you are a serious Real Estate Investor -- looking for a Good Deal -- take the time to please give me a call; and stop worrying about Trump's ignorant arrogance; or whether Hillary's (alleged) criminal activity will hurt you or her.

Real Estate Mortgage Payoff -- Part III (Sigh!)

Ok.

Now for the finale.

I was finally able to speak to an Account Manager at Shellpoint.

She told me that Shellpoint was only loan servicing my loan from PNC.  So, the PNC people I had spoken to lied to me. (Not surprised.)

Anyway, she said the only discount I could receive was 10% -- and I'd have to qualify for that.  I thought that I could do better.

So, with that done, I called my client/friend, who does loan buying and selling, and foreclosing.  A few days later, he called back.

What he told me should NOT have surprised me; but it did.  And, I now have a fuller understanding of this parade of loan/debt buying that I didn't before.

My client/friend told me that the amount of my loan was actually pittance. It is not near enough for him to go near.

He said that if I want to pay the loan off, write them a check for the full amount.  He did say I could take a chance and write a check for 90%, but he asked: Is losing your home over $3,800 +/- worth it?

He knows, I know, it's not.

He said that the lender is fully aware of my house' value. They know I have equity, and if I try to play the game, they will take the house through foreclosure and I'd be out of everything.

He suggested that I don't do that.  'Pay them off and move on,' he said.
'At least you'd have a home free and clear' --  which is a rarity these days.

So, I learnt my lesson. Whether I think it fair or not, paying them what I owe and moving on is my only option.

Now, if only I can convince Donald Trump to stand down....maybe my foreign investors will get off the real estate buying fence...

Trump's Ignorance of International Trade Just Cost Me Another Potential Transaction!

It has become a theme that won't go away.

And the reason it won't go away is that most White middle-aged American Republicans are prime for Donald Trump's hateful, bullying rhetoric.

They swallow his message without even giving it a second thought.

For your information, China has NOT raped America!

China didn't twist any arms; China didn't even do anything illegal.  They just had a large pool of people willing to work cheaper than American workers were.

So, if anyone is to blame for China becoming the world leader in manufacturing, it is: wait for it: White, Middle-aged American Republicans!

Too close to home to place the blame?

Oh, well.  If Americans were more willing to work at less money, then the CEO's wouldn't have moved the jobs to China.

And, Congress is also responsible for this debacle.  They reduced the import tax/fees on goods manufactured outside the US.  This was done so White Middle-aged Americans could buy the cheaply made Chinese goods at low, low prices, too!

So, don't like China having all those Jobs?  Well, you know what you have to do to get them back, right?

Unfortunately, that is not going to happen.  Americans won't work for almost free.  And, Americans do care about the air they breathe -- even though they say they don't like the EPA regulations; and, obviously, they care about the water they drink; and the food they eat.

So, Mr Trump, insulting China is idiocy.  Bullying other presidential candidates can be viewed as one thing; but bullying an entire nation or a major religious faction is NOT presidential.

Is the Las Vegas CRE Market Going South?!

Had lunch with the retired gaming executive that I have come to know by living and working here in Las Vegas, NV.

At lunch, he said that he had heard that one of the national real estate firms located in Las Vegas, NV could be closing it's doors before the end of the year.

Now, he did say which one; but, for the sake of NOT spreading rumors -- at least until I can verify this information -- I will just let that simmer.

This information was told to him by an agent he knows that works at that very office.  And, she also said that they have only closed three sales or escrows this year since January, 2016.

And, because they are in the prestigious high end office with their monthly rent so high, the agent told him that she was leaving and was going to get out of the real estate business altogether.

Now, a day later, I attended a mixer that a major national bank held.  When I arrived -- fashionably late -- I saw that there were only maybe three or four CRE agents attending.  The rest were all bank employees from various divisions of the sponsoring bank.

As I was greeted by a bank employee I know, I asked her why the CRE agent/broker attendance was so poor?  She embarrassingly said something to the effect that most of the invitees (real estate agents/brokers) were to busy and didn't RSVP.

Oh, really, was my reply.

I then told her about the major CRE company that I had heard only closed three sales this year.  She replied, that she had heard that, too!

So, I wonder.  If a national real estate company -- given that it is a franchise -- can't close sales and maintain their office; I feel so lucky that I have been able to, that I should travel to Prim and stand in 110 degree heat to buy a lottery ticket.

Then, again, I would probably get mauled by a Polar Bear before acquiring the winning ticket. (That seems to be my luck.)

Anyway, I think I will stick to doing what I am doing, because what I do seems to still be able to put sales deals together and close escrows when needed.

And, if it is true that Las Vegas CRE is about to go south -- again -- then, you need to contact me now, so we can put together a game plan for moving forward once this 'new' recession hits us.

Spam, Spam, Spam, Spam, Spam, Spam, Spam! CRE Spam is making a comeback!

I like to think that I am one of those Real Estate Brokers who will keep you informed -- via email -- about a variety of Las Vegas CRE Properties that are For Sale.
 
And, even though these properties may NOT necessarily be within your acquisition criteria, I feel that notifying you about potential deals was way more important than just saying, "The heck with it. They don't want to know."

Well, my apologies upfront if I over stepped my bounds.

Now, as I blog this theme, there was a time -- like about 7 years ago -- that I blogged that I wasn't receiving anywhere near the amount of email Spam I had been receiving recently.  And, between, September, 2008 to even say July, 2010, I don't recall receiving any spam at all.

BUT, now I have noticed that my junk mail folder does receive quite a few more emails than I would like.  But, since it is Real Estate Spam from vendors, etc, the amount I am receiving is making a come back.

Some of you may be saying: But, David -- "You have been spamming me forever!"  And of course, I probably do still send you real estate alerts about a variety of Las Vegas CRE properties than you'd liked.  But, this is what my business requires me to do.  Which is why I am being up front with you so that the properties that I run across gain a wider audience of potential buyers.

So, instead of viewing the emails as Spam, why not view them as Alerts!  (Hey! Google has Alerts! Why can't I?)

And since these alerts are there just to make you aware of a potential CRE Deal, taking a few seconds to review an email just might be worth that time and effort.  Especially, AFTER you conclude that this property will fit your income needs, your long term investing needs, and it will help you support your family without having to open a wallet every time a family member asks for a hand out. (Was that mean?)

I get the sense that most -- if not all -- of you are genuinely okay with these emails because it gives you the inside tract as to what is available.

And, since there are fewer brokers and agents and fewer marketable properties, I need to stay as one of those Real Estate Brokers you come to count on for those alerts!

Anyway, I know you aren't a Buyer at this time.  However, since I do NOT know when an acquisition inspiration will strike you as being an important aspect of your life, I know that by providing you with a periodic email about a variety of properties can be important to you in the future.
